My starting criteria are below.

We started off with a 30 year at about a 4% interest rate, but we paid the principal down considerably to about 70k, and then refinanced to the 15 year loan at 2%.

I would start the process now on seeing if you can assume the loan, it should be similar to getting approved for a loan and take 30-60 days.

It can be daunting, but that first step/purchase is usually the toughest and the best way to learn in something like this is to just go in and do it.Building a team is going to be really important as you start your journey.

This is where you need to really start working the numbers, but hopefully, you can craft a deal around what they want.

You could start with targeting travel nurses and other traveling professionals while you try to work your way into the film crowd. 

Depending on the situation that can start at $10K but likely $40K and up.

Once we start treating them like trespassers with immediate evictions, they'll stop taking advantage of the situation. 

I would be very hesitant to invest in someone who started in the last ten years when markets were favorable and success was easy.
