I am finishing up my real estate course here in Ocala, Florida and would like some suggestion on who I should work under as a sales associate.

Options: 1) Resell the SFR as is - maybe make a few thousand, break even,  or lose a little2) Fix the subfloor and prep the bathroom and kitchen to be finished for about 2500 and sell it to someone else to finish the kitchen and bathroom to their specs.

We have updated the side of the duplex we live in (added a a bedroom in the basement as well as finished off part of the basement for a family room.)  

BP,Just finished up with taxes this year after moving back to Orlando.

Had a guy finish a boat race in Baja (big $$ sponsors, couldn't bail on them), rush to consulate where he had an appointment, sign loan docs, back on boat, sail back to the US, agent waiting at dock w/ his keys...

Now, I can get back on track to finishing the basement as originally planned.  

If you are trying to cut corners on materials & finishes, skipping code requirements and generally hacking a house to squeeze out profit...my advice is to invest in the stock market and not real estate.I personally have seen downtown high rise condos literally double in value after rehab largely because many are decked out like its 1985.

It's the finished product that they will be evaluating and they will consider market values and compare comps in your area.

Soooo..... will landlord insurance cover something like this, or is there some special squirrel cooking clause I need to purchase?  

I'm working slow and converted a couple larger units to 2 small ones and converted storage space to additional units to make an extra 7 units bringing the 23 up to 30 when I finish in the next few months or so.
