During normal time, maybe one would think about going the eviction route because maybe fear of pest situation developing, or longer term issue down the road in case some damages occur as a result of the mess.But reading all the struggles other landlords are having at the moment due to non-paying tenants and no way to evict them, even if I could evict for non-payment reason (not sure if judges are also giving tenants more leeway for such things) I am thinking I should not be doing that and count my lucky star that I don't have someone who hadn't paid for many months and won't be able to evict for many more months, and I just tolerate the mess for now and when the lease expires in 6 months make a decision then, no reason to make a big fuss about it right now.Wondering if other LL's are thinking the way I am?

I left after one night and stayed in a hotel because it was uncomfortable and I felt that the host was completely disregarding the privacy of her neighbors, if not her local zoning ordinances.Your neighbors have three primary fears:  1)  A fear of a compromise in their privacy and quiet enjoyment of their own homes, 2) A fear of a decline in the values of their own homes because you let yours start looking like a trailer house, and 3) Ted Bundy being a guest one night.Probably the best thing you can do is to go and actually meet the neighbors, shake their hands, assure them that you are going to keep the property top notch at all times, you are going to carefully and meticulously screen your guests out of respect for your neighbors, and, most of all, FOLLOW THROUGH and be a good neighbor.

A few months ago when the madness around covid started, when several of our tenants started calling to express concerns over making rent payments and we started growing concerned about our ability to make our mortgage payments - forbearance suddenly looked like a pretty good safety net.We obviously spent the time to call each lender, made sure all of our loans were backed by freddie/fanny and that there would be both no credit hit for entering into forbearance and that there would be no lump sum payment required at the end (our primary fear back when the rules were fairly cloudy)...so we proceeded.We also have a few loans that we thought could allow some flexibility, and tried to refi in order to pull money out so that we could have more padding and get ourselves out of forbearance.
