I’d like to get started with investing in property, but I’m at a point where I don’t know which route to take regarding whether to sell my house (and move back with parents), refinance, or take out a home equity loan to fund my real estate investment plans.A little side note, I purchased this property two years ago.

Perhaps the bank declines a 75% LTV loan, but if you re-approach as a 50% LTV loan you might get a favorable answer.Another option is a bridge loan.

We have a sfh (former primary residence) grossing $425/month and with over $140k equity (15 years in possession) and I am finding multi family homes in same area for slightly higher monthly cash flow with long term greater return because of having more than one property to rent.

Also in a good area like Bergen/Scotch Plains etc. if you buy at a good price, you will likely buy into equity and the PMI will be a brief inconvenience.
