The amount of monthly qualifying rental income (or loss) that is considered as part of the borrower's total monthly income (or loss) — and its treatment in the calculation of the borrower's total debt-to-income ratio — varies depending on whether the borrower occupies the rental property as his or her principal residence.If the rental income relates to the borrower’s principal residence: The monthly qualifying rental income (as defined above) must be added to the borrower’s total monthly income.

The point of the post was not to justify the host , who in this case had warning , but rather bring the seriousness of the matter to anyone currently hosting or looking into a property - calculeting on hosting income .That said,  the article clearly states the agency had monitored the hosts activity weeks, used fake reservations etc ..

There is no incentive to negotiate and there are a lot of risks and downsides to doing so that a lender won't mess with (Think discriminate or desperate treatment to one class of borrowers over another).Your lawyer is flat out high if he (she) really said that to you (Put it into an LLC).
