I just bought my first rental property in Phoenix, well it's technically in  the historic district of Glendale.

Ex: “3 blocks to _______ highly rated elementary school”, “in x school district “.

Look for a good school district, low crime, and a robust local economy. 

The information would include address, square feet, school district, price etc.

I thought I would jump on this bandwagon to help change the area, one property at a time, but it is very hard, and very costly.Newburgh has the largest historic district in the state, with over 4000 documented historic buildings.There is a property next to mine that has been offered to me for a few thousand dollars.  

If you're comfortable with that then go for it, otherwise I'd go for properties not in the city school district and be happy with less problems and less return on your money.

(Don't want to go to a bad school district in case we end up staying there longer then expected).

Also project managing a gut job reno (not my property) in the W 39th St district.

My business partner and I bought a small but really nice town home in a great school district in Glen Allen VA (Richmond).

Bottomline, the capacity to save and learn right now is key, take the path of least resistence, find an investor focused RE agent, buy quality homes in good school districts, in areas of strong rental demand.
