The upstairs tenant is amazing so I would like to leave them upstairs for as long as they want.

Purchase price: $37,200

2 units --- 4 bed, 2 bath, 1792 Sq. Ft.

Are there any good resource recommendations for learning accounting for a project like that?

My goal for right now is to gain some funds through wholesaling properties and then eventually obtaining a couple rentals in the next few years.

I am not sure if an attorney review will help with this, specific, basic level of knowledge.Just like an attorney likely won't call out, from a legal perspective, that you are investing with a sponsor who is 23 yrs old and been a residential loan underwriter for 8 months before trying to piece together a syndication.  

We have aprospectuve Tennant who's employer will be covering their rent for their 12 month contract.Anyone dealt with this before?

It would depend on what the property ended up appraising for and what LTV you qualify for.
