This thread, along with the back and forth debates, is extremely helpful, as I have just moved one of my IRAs over to a SD IRA to begin using it to invest in real estate.

For my own sanity (it is extremely stressful to have the new folks pressuring you) I would wait to promise the ready date until these guys move and you have a handle on what needs to be done to turn the unit.Another thing I do in my ads (aside from saying 'we check references') is ask a few questions and allow folks to respond at first by anonymous e-mail only.  

Thanks- we have used the Kilz before with good results, just wanted to get other ideas first as I have been warned that this was extreme (ie-hard to breathe).

But it is extremely important to know.

My annual review is extremely thorough, however, I do also have a fairly intensive semi-annual review to make sure that I am on track to reach my goals for that year and make any small needed changes. 

Now this is an extreme case and you probably dont bump into that every day but thats what we look for and we do 2 of these every  year.

Hi @Roy Mitle,Although I have absolutely no affiliate with Rocket Lawyer, I have found them to be extremely useful in having very state specific agreements that are perfect for real estate investors.

I did this a few times and the officers were extremely helpful.
