When talking to most small banks in my area I’m running into max loan term 20 years with 6%+ interest that really kills my cash on cash return calculations even if I could extend the loan term to 30 years it would help a lot.Anytime I ask about 30 years they say they can do it but i would have to live In it for at least 6 months.

More than likely the PR's will be motivated.If you don't get your first response it could be that the PR has declined to represent the estate, missed a court hearing that could extend the case, court-mandated paper work not yelled filed, it's a thankless job, etc.

If so give them a call, if they answer just confirm they have truly left and if they say yes ask if they would sign a release of the property back to you control.

@David Balogun almost certainly they will not give you a release to move the property into the LLC...now will they ever find out, that's another question.

My notes from some of the books I've read tell me to bring a Purchase and Sale Agreement (obviously), a backup PnS Agreement, some creative financing PnS Agreements (owner finance/sub2), Authorization to Release Info from Mortgage Company, Authorization to Release Info from Bank, Property Disclosure Forms, Affidavit of PnS, and a Credibility Packet to leave behind for an unsure seller.
