I'm now looking to get some insight as to when I should refinance, as well as how I should approach this.

As long as you don't sign for another loan until you figure out exactly what you're going to do, I would think it would be fine, but I'm not an expert on such things. 

I'm no expert, but I've been trying to study a few farm areas for a while now, and watching MLS listings, so I've learned a few things.

We didn't do it, but we could have.If you were to use a place like that as your base, it would give you great insight into the Frasier Valley but also be a decent stepping stone to places like Steamboat Springs, Summit County resorts (way pricier than Frasier Valley), making day trips to those places quite easy.
