My partner and I going to begin acquiring properties via Seller Finance, Subject-To, Wrap, etc. and we are looking for a Real Estate Attorney who has experience in this field to draft/draw-up the appropriate contracts.

Then start reaching out to real estate agents in the area you like with a specific focus on agents that have experience working with investors if you can find one.

It requires a bit of experience. 

While it does have a university and college present, has anyone had any experience investing in this area?

From what I see and my experience, it is a bit hard to find one that is going to Cash Flow positively right away.

Just like any vacation spot, some are looking for deals, some want an experience and some want location..Just think Vegas, you can stay off strip and Uber in or stay at the Bellagio and be in the middle of it all with high end everything.
