I run a mobile home-buy/sell for payments business on the side so I am familiar with purchase/closing docs and have a rehab team that is strong and dependable.

I have a great, but relatively small, PM team in a city I know well (2,000+ miles away from where I live!)

I've currently been showing an buyer investor foreclosures in Washington and I don't know that part of town at all .... my company has me working with a team that has me working primarily with investors who do flips or buy and holds.   

Every experienced real estate person we have spoken to has confirmed that the buyer should move forward with the sale the way things stand. 

I hired a foundation contractor, framer and now my best friend who is a flipper has a team & is helping me finish up the rest. 

Some are better at building a team brand, some are better at training the residential Realtor, and some allow you to be your own business and have a more of a DIY attitude.

Sounds like you are an experienced newbie.
