Wells Fargo....Since they both have a ton of equity, I have considered pulling 50-70k out to buy some more units....so the LTV will still be pretty low.....Have zero debt except these units..... tons of assets..... credit 800+....pretty much perfect candidatesApplied with Rocket and WF and they are both quoting me above 5% WITH pulling 75k equity..... if I don't pull equity the rates are even higher....

I'm relatively new to the real estate investment market and am curious about a situation.I have been told recently that there might be a situation wherein the county or state can pass a law (could be temporary) saying tenants don't have to pay rent and still can live in the house in exceptional situations, may like the current COVED19 outbreak.

There is a 2% exception provision to capitalization, which is the one that I use more than any other.I believe it provides that if all repairs in a year are less than 2% of your unadjusted cost basis in the property you don't need to capitalize.
