He paid around $330k for it 12 years ago, and zillow is "estimating" that it is worth about $350k now. 

Other times it's based on the estimated ARV of the property.

Also, I visit the properties a lot of the times for the investors I am working with as they trust me enough to tell them how much it is going to cost to fix the property, I actually go further and give them an estimate of net profit after they were to pay for everything including closing costs, utilites, taxes, realtor fees, etc.

What methods do you use for estimating vacancy?

I am estimating the rehab to be anywhere from 60,000 and 75,000.

I am  looking to convert to a 2 bedroom 2 bath.purchased price: 47,900Rehab cost: 38,000 estimated I personally believe 50k Arv: 145,000I pulled three comps in a mile radius of it.comp 1:  2/1 940 sf 0.7 miles away sold on 05/13/20 150,00comp 2: 2/1 964 sf 0.6 miles away sold on 3/12/20 162,000comp 3:  1/1 876 sf 0.9 miles away sold 3/20/20 149,000 I am curious to know for a first project is this a smart buy or should I continue to search? 

Once you do this, if you ever buy another property in the same area, you will know exactly the type of remodeling you will need to do, a great estimate on a rehab, etcetera.

How do you end up doing your due dilligence as far as estimating rehab, checking tax liens, etc...?
