My only hold back is not enough capital and now the deals are harder to come by as so many investors discovered our gold mine.But there are some places that many still wont come to because they domt want the hassle (or so they think there is) so thats a bonus for us locals who love these areas and they are not in Detroit as many will surely think.

Then the crash then it was all about CASHFLOW and NET returns because there is no appreciation ,appreciation is a bonus blah blah blah..and of course no one has the benefit from these post to see your actual proforma which includes tax's insurance vacancy reserve maintenance etc.

He does this not only because he wants to support them for what they do for our country, but apparently as a veteran they also get added income bonuses for section 8 which reduces the risks one typically gets with a standard section 8 tenant.

What about a bonus payment paid if/when the tenant renues the lease or stays longer than 12 months.

I never bothered asking about it considering it seemed like a bonus to me at the time...It makes sense in hindsight, I just don't have enough experience in property tax laws/details.
