You don't actually need a bank.

The bank isn't going to work directly with you.

Maybe talk with a local bank or credit union and see if they'll be interested in a portfolio deal.  

That is why banks usually escrow for taxes.

For example, if Memphis has a lot of turn key activity, is there also a banking / financing scene in that same geographic area that caters to the industry?
