The title company probably won't be able to help prepare the contract since that is providing legal advice and outside the scope of their engagement. 

Someone needs to manage the business and be in charge.Then, I would write up an operating agreement that puts down on paper how each player gets compensated for their work. 

Not that that matters but these things are not cut and dry and it was worth it for the title company to engage legal to work this out so they did not have to pay us off and end up with a landlocked ALBEIT gorgeous property. 

After you've read a few books on the subject, then you may want to check out some podcasts which you can do a search on in your podcast player.

Engaging on the forums is a fantastic way to network - start conversations, and follow up on them with others. 

As you do more deals develop a track record you'll start to see people "watching in the wings" start to engage with you in ways that show some interest in what you're doing. 

You should definitely engage services of a tax professional well versed in rentals.

I would think if a syndication sponsor engaged in this sort of disguised-entity buyer strategy, they would gain a bad reputation pretty quickly among the LP community.
