I would have a professional photographer take about 8-12 high quality photos at perfect angles and show those (no need to show the electric box in the kitchen!).

I was wondering, when do you guys decide if you should pay for the gas and electric bills when trying to adjust for a higher cashflow?

I am simply offering help (yes, getting my hands dirty), and offering solutions.The majority of our rehabs are limited to plumbing issues at the outset, electrical/HVAC updates (if needed), kitchen and bath upgrades, then carpet and paint.

Things like $50 landlord fee, $300 power deposit, electrical inspections that almost always result in more work, pulled permits, garbage fee, etc...  

I just started enforcing meeting minutes the last time we met.My questions is, if we do need to increase the HOA dues to keep up with the water, insurance, electrical, and city bills should I agree to pay the 33.3% or 40%?  

It's a turnkey rental, but it's electric baseboard heat which is a huge turn-off to renters.  

There are times when the owner in foreclosure will cause problems to the house he is about to be evicted from;  cement in the toilet, crossing electrical,wires, blocking the waste vent pipe...etc. discovering these problem and making an offer to the lender with pictures and a contractors inspection report will help the investor acquire the REO.Charles
