Ultimately, you could be looking at a workout.But, if you want to keep it to cashflow, publish some lease-to-own ads to get some folks who have steady income, poor credit, a decent nest egg stashed and want to own.

Write what you want to accomplish, rehabing, landlord, bird-dogging...Write it for three years down the road, where do you see yourself...I would also suggest if you want to quit your job and just do this to get a part-time job just to make sure you don't have all you eggs in one baseket until you have been doing it for a year or so successfully.

I think if I upgraded to Windows Vista Business Pro, I could use its Winfax option through a wireless bluetooth connection (Verizon CDMA Cell Phone Modem) with my Verizon Smartphone to send directly from windows, but again, not really worth it for me at this point.

A bank account with positive activity is a huge thing, as soon as I could i put any bill I could under my business(cell, internet, ect.)That helped as well to get a CC and the rest is history!
