I told them they had to make the deposit themselves which they were in favor of due to not wanting to have to connect with me each month to pay me the cash and to do both at the same time.

I recommend connecting with an investor-friendly lender that can give you an idea of what you will be able to afford based on your DTI, credit score, and current income & assets.

Right now I think rate would be around 8% if you start off with most banks and lack connection.

Have you instead considered attending a local real estate meetup and asking for connections/opinions in that avenue?
