The title work had to go back 40 years, I had to show all relevant docs regarding my LLC as being an LLC in good standing as I originally bought it through my LLC.By the time they had completed the new search etc the sellers were out $1936.80 in title & legal work fees specific to the title & the closing was delayed 6 months.

So you might need to install an air make-up kit to bring outside air into the area where the boilers will be situated; I used something called a scuttle.Sometimes you also need to consider chimney lining to handle the exhaust properly without it leaking into living spaces.You might also want to consider separate hot water heaters as well, if the building does not already have those.One thing not mentioned is how close the nearest natural gas main is to this property.

I'm seeing a lot of peeling paint, especially on bathroom ceilings; leaking plumbing and roofs with pots underneath the leaks; layers of carpeting, like old carpet is never removed and new carpet is just put over it, windows painted shut, decks and front porches with holes and pealing paint, old old old appliances, countertops and cabinets, rust stains in sinks, plaster walls with chunks missing and then the holes painted over, etc.Single family homes would be easier, but property taxes are so high I would have to own it outright to make any profit at all.Anyway, still looking.

WE are currently at 80 LTV and can go to 85 LTC. ( Loan to Cost- adding in closing, acquisition) As far as Stated Income; You have to show docs but we don't call it Stated Income.

If you took title without lender approval then I would expect you would have some concern about the Due on Sale clause in the original mortgage docs.
