Do I service the mortgage straight from my entity name to the mortgage company?

So I kept doing research and the concept seems pretty straight forward, and from the looks of it, it IS legal as long as its done correctly but I still have my doubts.My questions to YOU, the more experienced "creative real estate investor", is wholesaling indeed a legal and ethical practice in the state of Wisconsin??

Profits will get taxed as LTCG (congrats you get a discount for taking WAY too long to flip it) but you will not be able to do a 1031 exchange.

It was J's website and blog that pushed me to finally do rehabs instead of selling to the rehabber or landlord buyer at a discount.

The building residual may go back to the land owner as well and in return the lease may be discounted.

You want opportunities where you can buy equity at a discount. 

I'm looking at a slight negative cash flow if I rent it out.I'm new to this sort of thing but I really think there's a deal to be had here, it's just not straight forward.
