@Apar Bains Generally speaking there are 2 main types of loans for investors: “Conventional” and “Portfolio”Conventional - I'll define these as loans that come from Fannie Mae and Freddie Mac (if you recognize those names).

I would include it in the section that defines the leased premises.

If you define cash flow as gross income minus all expenses including debt service and repair/vacancy/capex reserves of about 20% what does that leave you with?

applies to my primary home, which is defined as having lived there 2 out of the past 5 years (began renting shortly after getting married).....Am I correct in thinking Section 121 applies to the sale of a house I've been renting for 1 & 1/2 years?
