I don't need to meet with sellers, negotiate and deal with any emotional attachment to a house.

Just to name a few books I've read: Buy it, Rent It, Profit... rich dad poor dad, the millionaire real estate investor, what every real estate investor needs to know about cash flow, fastlane millionaire, Emotional Intelligence, and many more.

I dug the hole an inch or two deeper than the blocks' height, dropped the blocks in, then put enough dirt on top to level it off with the surrounding area. 

I think just like anything it's an example of people using emotional key words to scam people into quick decisions.

Some pieces of the puzzle may not fit as well for me and I need a bit of a deeper explanation.  

Rentometer is pretty good but when you want to dig deeper, see what else is on the market.

(Not that you should take any deal that meets it...if it doesn't it's not worth looking any deeper unless you're house hacking or speculating)

My advice, since this is your first - don't get emotionally involved in this property.

@Paul Choate you're making an emotional argument on why these people are good and deserve to be rented to.

Always keep in mind that people are very emotional about their homes.
