There is so much rehab and investing going on from retail and investors with deep pockets (hedge funds), that contractors are booked at retail prices, and finding a good contractor willing to spend time on investor level prices is hard to find, for now.

I hear great things, from a cash flow standpoint, about investing in the smaller, outlying towns from major Texas cities, and I think the same is true for CA, if you go deep into San Bernardino or Riverside counties.One concern I do have, and I think you alluded to, is the concentration of one industry in a metropolitan area.
