Very few capital improvements have been done in decades, mechanicals are on their last leg and it turns more into a game of musical chairs with investors trading them, you don't want the music to stop when you own it or you might be putting in 2 of everything.

When I was in Atlanta a decade ago, they would hang around these places, even a gas station close to the apt I lived; just haven't seen them around here.Try craigslist, I've seen ads for day laborers or visit some of the local Mexican grocery stores and ask them if they know.

The good:Buildings are build to last many, many decades and your investment will last.Newer building have very good energy rating.Loan interest rate are really, really, really low....Quality of life is great.Property taxes are not very expensive compared to the US (but income taxes are).The bad:transaction cost are very expensive (but often paid by the seller)rental regulations are a nightmare for a landlord as they overprotect the tenant.

The population has been growing here year over year over the last decade, it is home to The Ohio State University which has over 50,000 students that live here along with those that visit, and it also holds a diverse range of young professionals and traveling nurses to fill the demand of the multiple business corporations and hospitals stationed here.
