I live and invest in Minneapolis and St Paul MN, so this will be specific to our MLS but I am guessing most of the thoughts and ideas will be relevant in any market on all MLS databases.  

We've had success using InfusionSoft for email marketing and database management.Along with that, there's also a business card reader app I use that's saved my life.

@Stefon Bostick Your Realtor, a very important part of your Real Estate Team, should be able to get you a database of current addresses by Zip Code in their respective MLS areas.

The app is integrated with a database of nationwide remodel costs provided by Craftsman Data (they've been providing cost data for more than 50 years).

The only reason he began the process is because I told him the lender wanted them and wouldn't release any more money until they had them.Did a lot of research on him and I can tell you if you go to https://www.courts.mo.gov/casenet/base/welcome.dothis is the database for all cases in MO, and let me tell you, Rich (and several versions of his business Semper Fi or STL Flips) has almost 400 cases against him, breech of contract, small claims, lawsuits, restraining orders, possession of controlled substances, siezed bank accounts, etc. dating back to the early 90s. 

Creating a buyers list is one thing, but knowing those buyers, what they are after, how fast can they close, what sort of financing do they need to use, that will give you a much more fruitful database of potential leads to sell to. 

You could do this weekends and evenings while you are in school too.You could set up someone's marketing system...clean their database, call all their customers for them, get all the updates like IG, FB, email, addresses etc, then put them on marketing campaigns, respond to inquiries etc.  

Will the incoming administration impact the economy?

I am up for a JV, if only to hide from the fallout caused by the current administration.

Again, the administration of the program is city by city, county by county, so talk to the local folks who are actually participating to get insider’s secrets.
