Same for heating, although the range is more than the 20 I mentioned, can be 40 -60 degree rise or more with newer units, between the intake and the outflow, AT the furnace; however you likely will lose some of that gain for a variety of reasons including length of duct run; are the ducts insulated or not; is the space properly insulated, no insulation, or somewhere in between?

Also, the cash on cash return isn't the only consideration--adding a bathroom often makes a unit much easier to rent, because most tenants prefer to have an extra bathroom...so, it could make it easier for you to find tenants whenever there's turnover--which, to me, is worth a lot in itself.
