Now if you can find some cheaper houses on fringe areas where it transitions into gentrified neighborhoods then it may be something to buy, but rarely do you see those at the 40k price point without a full gut and renovation needed.

On the other hand homes that need full rehab are cheaper but need much more work which come with higher renovation costs.

While FHA is "only" 3.5% down payment, there's a 1.75% funding fee, making your cash out of pocket up front 5.25% - ignoring closing costs - whereas a 5% down conventional is cheaper upfront, lower MI, and that MI goes away eventually.

PML don't charge points.. one it may be illegal and or they simply don't know they can or cannot.PML is someone you know personally.. anyone on the net or any other kind of advertising is NOT a private money lender they are a HML just trying to market them selves as a PML as there is a perception the money is cheaper as indicated above in some of the responses.for folks doing a deal or two a year PML can work.. anyone who is looking to scale will normally run PML out of money after a deal or two.. so really depends on what your trying to accomplish.

Around here, we have a couple of manufacturers of generic thermal pane windows and can buy them cheaper than Lowes.It's not rocket science installing them, and we found someone to remove the old windows, haul them away, and install the thermal panes for $50 a window, about half of what some others wanted.One caveat, I had an energy consultant with our local utility company come out and do an energy audit, and he said if you've already got serviceable windows it's not cost-effective to upgrade to more than storms - and this is on my new personal residence.

He has some free articles that contain good info.I don't pay for any guru BS so my ability to form an opinion of him and compare him to other "guru's" is limited.Read the free stuff online and go to the library, probably your best option as you get a more well rounded view and cheaper than paying to hear one guru's insights.

In some areas, it is cheaper to buy than the cost of putting up a new building, let alone systems development and permit fees.However, I do have a suggestion:Take that stream and develop it into a nice park-like area with gardening and benches and a couple of foot bridges.Then, you market like that stream is a huge asset, and you'll get buyers saying, "What a beautiful piece of property!"
