Then I can pay myself a salary and set up/contribute to a retirement plan.I should add that I eventually plan to expand to manage other STRs as well and hire some employees.Thoughts?

My recommendation is to just save the money you would spend on extended warranty coverage and apply it to hiring a professional service company that you researched and vetted yourself, once you need a repair done.Hope this helps.Ken

Because there is so much uncertainty about rates, I really want to get out from under that variable rate.We have also just hired our first tax consultant.

If you think it may be your marketing, consider hiring a real estate agent to take pro photos, suggest any repairs to spruce it up for cheap, and list it on mls.
