If I ran across a $200k house that was a steal, I would never consider that for rental, but I would for a flip, same with a house with a pool, I have one house with a pool and have great tenants that take care of it, if they ever move I will probable sell itIt also has a great deal to do with time, if you are working full time and investing in RE, flips take a lot of time, rentals not so much.

Assumption is a renter will not take as good care of your place (especially if you're a distance away) as if they had skin in the game for ownership.

The type of people that take care of a property do so because they are good quality people, not because they just think they're going to buy it.

That takes care of my birddogging concerns, just understand my comments in the forums address all readers as well, not picking on you as others don't have a license and they need to take care.There are only two reasons I can think of why someone who sells some system to do options would say not to get into an RE school for a good basic education.

There must be a chemical out there that will take care of this.
