The property now rents for $2100 per month earning the highest rent-per-square-foot in the neighborhood and cash flows approximately $350 a month.

I’ll probably finish my bachelor’s one day to have something else in my toolbox if needed, but the opportunity cost is too great for now.I found a free 20 week vocational program to start a career as an electrician while trying to get into the local electrical union.

Now, I'm at a point that I'm tired of watching others grow successful businesses/investments while I sit on the sidelines, afraid to use my hard earned money to do the same! 

As for the elaboration, I went through some financial struggles in my career (fossil fuel) a few years back and was forced to do a mortgage modification.

You could sell your home and get some experience as a real estate investor using this method and earn a cash flow (maybe charge $3500/mo).

I have a career I travel for regularly.

US Citizens are taxed on income no matter where earned.

I figure it’s a great way to earn money by doing minimal work but at the same time I feel like I can be spending that hour to prospect in my own market.
