We do find out in the next few days that it was the park which had the meth explosion just one day before we bought it and it was all over the news for several days because sadly a 4 year old girl was severely burned.

Apparently our inspector would want an engineer to give a report on it and an AC person to do an analysis, and then pull permits and get it inspected.

I follow it up with an introduction letter, lease, tenant application (make sure no criminals but I ignore credit check on inherited tenants and so far have not been burned).

I would definitely not recommend doing a mailing campaign as that could burn through your 5k really fast.

My recommendation would be to pay from $300.00 to $500.00 to a structural engineer to come out and tell you what is really up with your foundation.

And rabbit pee is meant to be the worse - and it damages hardwood floors quite badly - it literally strips the coating off the floor.But removing carpet is easy, buy a mask, and get on your hands and knees with a knife, pry bar, whatever.Really recommend these:http://t.homedepot.com/p/3M-Professional-Multi-Purpose-Respirator-62023HA1-A/202080144/ And then burn your clothes afterwards.
