If you do buy a property in Bayonne at that price point it will also be a small property, possibly functionally obsolete and far away from the light rail so rents will be on the lower side, also because properties in NJ tend to be really old, there will be loads of weird quirks and extra repairs that will dampen your return.

First not an accountant or lawyer but have done a fund which we tried to provide it as tax advantaged.One option you could go as is a reit but make sure you meet all the specific requirements.As to LLC vs S cs C Corp, it’s also a function of the portfolio.

This is something that can be addressed in the lease.Regarding smoke detector batteries: In my state (NC) the landlord is explicitly responsible for ensuring a functioning smoke detector is present in the unit.

I'm looking for some better tools to help me manage the very narrowly targeted direct mail and cold-calling I do, and I'm trying to figure out if I should just automate the spreadsheets I currently use, if I should convert everything into some sort of free/low cost CRM (because I'm really not using it that much, or looking for a lot of functionality right now) or if I should take some other approach.Thoughts?

I can see liability in not providing one, but I suppose I could also some some liability in providing one but not maintaining it yearly and/or having it not function when it needs to.Any thoughts?

But when you put hard-pay debt in place on properties, then you can run into trouble if the unexpected happens - i.e. big cap-ex, falling rental rates (yes rents can go DOWN), increased vacancy (for any number of reasons, including functional obsolescence, crime, population and employment shifts etc) or other issues that affect the financial performance of the property.if you own the property outright (no leverage), then you can either ride these things out or go borrow the money to fix specific issues.

I've done this through:1) hands on work on my properties 2) working as an accountant for construction related companies which allows me see all kinds of cost data and learn how things are done through performing my job function 3) Taking on non accounting duties at these construction companies such as labor, estimating, project management4) Taking construction classes5) Reading as many books/articles as possible6) etc I expect to get my contractor's license in the next year or so.
