Especially not if it's a turnkey property.I have seen two exceptions to this-If there's some kind of unfounded delay on a turnkey property and the company really wants to offload it for whatever reason, I've seen sellers occasionally offer guarantees on the risk items so it makes it worth you closing.

Many investors in pricier areas aim for 1%, in some areas you get the occasional 3%.The 50% "rule" is a quicky was of guestimating expenses.

Most groups will also have some experienced investors, agents, wholesalers, the occasional lawyer or CPA.

I attend seminars or discussions whenever I hear about them and occasionally webinars which unfortunately are often times sellinars.

Area has higher vandalism rates, some crime and occasionally make the news for some shots fired. 

It is very hard to make the numbers work on a single family, but occasionally you can find a multi family where it works.  

And if you wouldn't mind sharing your VA info via private message I would appreciate it; I only have 6 rentals which are all currently rented so I don't think you would need to worry about the time the VA could spend occasionally helping me.

@Dave Labowitz There are the occasional exceptions and if you can get a MF in a good area of Indy, it can perform well.

And yes there will be more drama like, significant others "stopping" by and not living there, smoking not just cigarettes, drinking to get drunk, and the occasional I have mouse so call an exterminator now complaint.
