I've been wholesaling for 2yrs and still occasionally lose a deal due to a stupid mistake in how I handled the first call, call back, etc.

You open a whole can of worms when you blur the lines between your agent and investor businesses.Here's a very smart alternative used by another investor/agent I know.

Mike,We occasionally assign a purchase and sale agreement between companies prior to close, but there is a precedence for this {at least here} that basically says it is alright because the assignor and assignee are related entities, both controlled by the same people.

If you are growing modestly, you will still uncover the occasional value-add property. 

The difference is that except one of my tenants occasionally moving out to buy their own place, it runs on autopilot.  

Plan to sell my primary residence that I've occasionally house hacked and purchase a small multi-family to keep growing.

We want to refinish our basement and I thought about renting in out occasionally to offset the cost.

Crescent/Marcus Lakes can occasionally have some flip potential, but I'm bearish on Crescent since the recent nationally reported/freak/Moses flood we had.  

They seem to be almost under rated as I haven't heard much talk about them other than the brief courses I've taken that introduced them and am occasional podcast mention.

I still get the occasional call from a letter I sent out years ago.
