Once i have some experience under my belt id love to link up.

I had one group of tenants who literally stated that exhaling into their stupid bounty blower (look it up) should make it undetectable... again, they were stupid, they got told all of the above and I explained to them that the duration of their lease was their legal and financial responsibility even AFTER eviction and that I would garnish their wages to recoup that IF NEEDED or they could walk their cheech and chong butts out to the sidewalk like they were told to do the day we signed the lease agreement.

Probably the best advice is to not do virtual wholesaling until you get close a few local deals under your belt.

You are new, dont have a ton of experience, its a scary thing to jump into even if you have some RE experience under your belt.

You've got some great experience under your belt for 25!

There are many opportunities like this in the rust belt states.

Until you've actually gotten a couple projects under your belt, I would suggest sticking with free tools.

Hi all,I have been lurking on BP for a long time, and I expected my first post to be on a more mundane topic, but I have something to add here, so I'm going to.I had part in my furnace fail (I think it was a blower motor wheel) and the quote from the local HVAC company was around $500 for the part, installed.  

One of the reasons I love BP is because it's helped me to get more tools in my tool belt.
