My goal is to utilize real estate investing for passive income streams and to begin working for myself as opposed to others, while providing a high quality of life for myself and future family.I am currently interested in networking, and finding both single family & multifamily buy/hold, & fix/flip opportunities throughout Arizona.

The problem I have is that any variation of the word 'invest' makes my wife think that a coin flip will lose us our entire life savings.

I have yet to reschedule a seminar on flipping now that summer has started which means time to catch up on life and BIG PLANS!

Not to answer for James, but I think that's very reasonable - the life of a good furnace can easily be 25-30 years or more (I'm at 24 on my own furnace at home), and adding the central air will help him attract tenants more easily.

My list includes an electrician, heating & air service, plumbing outfit (though I do most of this myself, I was a plumber in an old life), roofing contractor, and a couple of general handymen.
