The furnace is in the attic so that is more likely toast.When looking at the roof you can tell there is problems with at least 10 rafters.Could not even get in the back unit she said she lost the keys.She tried to tell me you could get $900 for the front unit if it was finished....................NO CHANCE lady.This will be a pass for me so the search continues

I had state farm and they were fantastic.Ended up getting a lot of upgrades done to that house (new wiring, new finished bedrooms upstairs, new cabinets and tile flooring).

When determining ARV I often face a conundrum with the subject property given the variance between houses in good condition, vs flips with high finish out.Lets say these are all comparable properties, brick exterior 1,500 sq ft 3/2/2Comp 1: Sold for 149 well maintained houseComp 2: Sold for 150 some minor updatesComp 3: Sold for 165 flip high level finish outComp 4: Sold for 166 flip high level finish outOur hypothetical subject property is the same as the comps but our exit strategy for it is a rental.

While I do believe there is a value I am adding to service my owners in attaining properties I couldn't sleep at night if I 1)got them a property that was at 100% FMV 2) charge them erroneous fees.

I bought a home in Massachusetts two years ago and I'm doing 100% renovation I added square footage third bedroom third bath and family room.I'll be finished with the project this spring I will have between 250 and 300,000 in equity.Looking for advice how to move forward with buying and holding should I use my equity?
