Since the crash, I haven't seen any depreciation in values on the north or northwest sides.Personally, I'm looking at possibly investing in the Little Village/South Lawndale area on the southwest side, but I'm actually working on learning Spanish first to connect more with the community.

The Ones that made it through the 3 years were there WAS NO FINANCING were one's that targeted foreigners.. ( very prevelant in Memphis)  and you know the one' that did that.Hammered on IRA buyers.. and then prices crashed in some markets that it was cash only. now we have financing back in the picture I just closed 3 last week ( I got paid off) in Birmingham were the buyers got in for 30% down 4.75% fixed 30 years.. the new TRIDS spell out their terms.. so its cool I can see exactly what people are doing.
