Id say an investor friendly agent is also a realtor specifically being a part of lobbying for landlords rights through being a major investor, a local public policy committee member, taking advantage of the doors that the associations open to speak directly to legislators.

As I see it, this is not very much different than signing up with a property management company to manage the lease (but of course in this case, the property management company is also owned by us).Any other advantages of this structure (other than the separation of business aspect)?

If you're wanting to take advantage of the equity, and not dip into your savings for the new property, I would suggest looking into getting a HELOC on the primary before you rent it out, and use that to fund the cash to close.
