Keep in mind though that we are super hands on in terms of these projects which helps keep costs low:New Lighting (sometimes switching) but most often fixtures, and we do a lot of shopping on CL and at the local Habitat for Humanity Restore to look for dealsHard surface counters, we've refurbished a lot of granite remnants and have recently transitioned to doing concrete counters with epoxyLandscaping sometimes has a big ROI depending on the projectRe finishing hardwood floors - this is very labor intensive but can be beautiful result.
