Sales approach doesn't matter on those and  the cost approach may be a bit more, but I don't see it coming close to the OP's valuation-especially in the post Corona world.

The buy and hold lenders in the fix n flip world have went away.

As a traditional long term property manager I’m well-versed in the ins/outs of summary process and eviction, as well as the importance of screening longer term tenants far more than the “trusted reviews” and “government ID” world of AirBnB and HomeAway would indicate. 

I fear a lot of that is going to happen in the lower end rental world.. where those folks are pay check to paycheck and are very accustomed to moving annually and or frequently.  

This was an unexpected disaster that hit the world so there is no harm in asking if the seller is willing to do anything to help incentivize the closing.

With everything that is happening in our world right now and it affecting nearly everything we do in our day to day life- I wanted to hear how investors, landlords, and flippers are all approaching our new reality?
