Both names for them, ot the court to figger out.  

In Indiana we have www.doxpop.com and mycase.in.gov which are both free sites to find court cases, does anyone know if Ohio has something similar? 

I do not have access to recorded or court docs for your county.  

You need back up in case things go south and have to go to court or evict.

I don't know how the courts would treat this.

If you don't have any communication and I don't know the laws in MN, but if you lived in GA, I would suggest your friend "evicting" her in court and get a judgment. 

There's been one property where a seller himself remained living in the property after close, and I had to use holdover/eviction in court not just a sheriff to get him out even though he just sold me the house.  

Obviously you'll be heading to court, but it's not going to be a fun experience.

If you close and don't want to own long term what would be the most cost effective way to recover as much of the "lost" EMD (or more succinctly which way would put more money back into your collective pockets) fighting the seller in court which may be a losing proposition from the start or closing and then either doing what you were going to do to it and then selling, or simply closing and turning right around and putting it back on the market for sale.When it comes to money there is no pride.
