When deciding whether or not to to fork over the few grand it will cost you to add designer furniture into your property always remember this: A few thousand dollars will ALWAYS be less expensive than a $10,000 price drop to increase traffic. 

People should do whatever they feel like they need to to get comfortable with the people they'll be investing with.

. - Proof of household income 3x rent (I ask for the 3 most recent paystubs, bank statements, SS letter) the paystub will also show how long they've been employed - At least one verifiable landlord reference (tenant verification form)- I have a strict NO EVICTION policy. - No open Bankruptcies - must be discharged 3 months prior to application- Criminal Record - no sex offenses, domestic violence, property damage, violent or fraud offenses - I don't include anything regarding current bills, credit score, etc. 

Unfortunately, sometimes, some people (With limited work/life experience) may not understand that you have a right and they have an obligation, to furnish the demand to you and as a result, force you to to stupid things such as get a borrower's authorization to release information on a property they no longer own. 

But I'm hoping soon to acquire an Illinois LLC and start buying properties in its name.Actually I'd enjoy the opportunity to speak to the attorney you'd refer me to to draft up an operating agreement.

And the software is so complicated, I’m not able to use to to monitor cash flow on each property.
