If they fail to leave, evict based on the habitual lease violations.If you can't figure out how to do this, or don't feel comfortable doing it, then the other option is to allow them to finish their lease and then require them to move out when it ends.

This entails building personal/working relationships with people successful in the field.

I’m not sure all of the regulations/rules to this in PA though.

Probably smart to take a break a couple of years of this market, I think you are coming back at exactly the right time - on the cusp of the next boom market
