Hey everyone,I've got a commercial property, and a tenant is looking to sell his business, which would basically mean the business (a store) stays there, but is under a new owner.

He told us that we should stay around the average rent, you don't want tenants looking around and think they're overpaying.

Ideally staying in CA but open to markets outside of the state as well. 

Something like this:This home has a completely remodeled kitchen and bathroom, new hardwood floors throughout, all updated mechanicals, new roof, etc - which none of these comparable properties have.

http://www.zillow.com/homes/for_sale/53021469_zpid...The house is a 3-1 and needs some work, flooring and paint needed throughout, paint needed everywhere, everything is very dated and needs updating.  

Just want to have some base knowledge so I can determine if I want to go the route of buying those types of properties or to stay away haha.
