In fact, the seller's agent would almost prefer that you not have your own agent so that they could take the entire commission (~6%) and not split with another agent.

I asked the previous owner to split the cost with me, he refused saying he had already given too many concessions on sell price, and since the call came in after closing it was my responsibility.I was hoping he would split the cost.

I was also going to try and negotiate something to where whichever CAPEX expense the home warranty didn't cover, we would both split 50/50 (since I am already taking a risk by even purchasing such a old home).
