I have had professional inspections and quotes for pest, foundation, roof, and mold.

Green Flag: surface mold (sellers always know its a non starter for some people), minor foundation issues ( buy price goes down).Red Flag:1.as @MichaelSiekerka said bad neighbors.

So if you don't have the foundation it might be hard to get the mortgage off the bat.Finding a private lender or an investor partner is probably your best bet (Unless you have the cash and want to sink that much into this property, Good and Bad points to that strategy) to get this deal done.

It really sets the tone for a good foundation and can greatly increase your chances for success - which would partially explain why big corporations are so rich - good team/delegation :).

I noticed fractures in the foundation that were not indicated on the HUD inspection.

If possible, better to fix/replace the major items (AC, foundation, roof) if need be upfront so you don't have to worry about it as much.

That could give you a better foundation to ask more specific questions.There are plenty of experts that can make suggestions once you have a better base of knowledge.Don't give up, give it time & be patient.

And builders dropping a dozen more foundations into the ground before they even closed their first spec house.
