Take CREI for instance, 3-5 years ago nobody dared to think outside the SFR/seller-financing/wholesaling/flipper box, now multifamily is becoming everybody's gig.Thus, let us stay nimble, practice, learn, grow our network (PM me ;-) ) and expect to gradually change strategies as everything changes.

I did review schedule B exception of title with my attorney in my last commercial deal (although it was general warranty deed). there were like almost 3 pages listed in schedule B on that one. although I don't quite remember what were the rationales my attorney explained, I do remember the conversation went fairly smooth basically being told those were all fairly standard and common exceptions he expected and nothing to concern with...the broker did say I can ask for general, but I'll get countered 100% with special by seller.

Work, work, work then the money will always come even if it’s a month or two later then expected, be grateful you are making a commission at all, it’s not easy, it’s cut throat and competing against other agents and getting sales should be your main concern.

As far as tenants; I don’t know California’s laws but basically you advertise, screen, get a landlord type of insurance policy, sign lease, set expectations, take care of tenants and home but don’t confuse that with being soft on due dates etc.
