You can use this for bridge funding to do a remodel, an extra reserve fund for Capex, a just in case line of credit, etc.

If you plan to hold this property longterm, you need to figure out how to best allocate your remodel capital so you get the best bang for your buck, ie in rent premium and factor in enough vacancy to turn/rehab the units, ie you might have each unit vacant for 2-3 months depending on the level of rehab.
