If you plan to hold this property longterm, you need to figure out how to best allocate your remodel capital so you get the best bang for your buck, ie in rent premium and factor in enough vacancy to turn/rehab the units, ie you might have each unit vacant for 2-3 months depending on the level of rehab.

The truth of the matter is when you are wholesaling there are a few things you need to consider,1.) each buyers repair estimate is going to be different 2.) some buyers are just going to get the property livable instead of fully remodeling it 3.)
